Terms and Conditions


1. RENTER REQUIREMENTS

For legal and accounting purposes, the individual placing the reservation must be the same person as the credit or debit card holder. This individual is considered the primary guest.

All other individuals associated with the reservation are considered the primary guest's invitees. All communication regarding the reservation, including cancellations, policies, charges, and damages, will be conducted solely with the primary guest.

2. PAYMENT TERMS

Initial Payment

An initial payment equal to 50% of the applicable reservation charges, plus designated non-refundable fees, is required at the time of booking. The remaining balance and any applicable security deposit will be charged to the credit card on file 30 days prior to arrival.

Reservations made within 30 days of arrival require payment in full at the time of booking.

By accepting these Terms & Conditions, the Guest authorizes TripForth to charge the credit card on file for scheduled reservation payments and other amounts expressly authorized under this agreement.

3. CANCELLATION POLICY

Non-Refundable Items

Administrative fees, travel insurance premiums, Flexible Cancellation Fees, and any other fees specifically identified as non-refundable at the time of booking are non-refundable and excluded from all refund calculations.

Reservations Booked Prior to May 11, 2026

Standard Reservation Policy

· More than 14 days before arrival date: 15% cancellation charge.

· Less than 14 days before arrival date: 100% cancellation charge.

· Administrative fees and insurance premiums are non-refundable once booked.

Vacation Rental Home Cancellations: 60/30 Policy

· At least 60 days before arrival: 100% refund.

· At least 30 days before arrival: 50% refund.

· Less than 30 days before arrival: No refund.

· Administrative fees and insurance premiums are non-refundable once booked.

Direct Bookings Made on or After May 11, 2026

A reservation is eligible for a full refund of TripForth-collected charges only when canceled on the same calendar day it was booked and TripForth is notified before 5:00 PM Eastern Time.

If the reservation is not canceled under the same-day provision, the following policy applies:

· 6 days or less prior to arrival: No refund.

· 7-13 days prior to arrival: 50% refund of eligible reservation charges.

· 14 days or more prior to arrival: 100% refund of eligible reservation charges, less designated non-refundable fees.

Refund percentages apply only to eligible accommodation/rental charges and do not include designated non-refundable fees.

Reservations made through a third-party booking platform are subject to the cancellation terms of that platform. TripForth cannot require or guarantee that a third-party platform will refund service fees or other charges collected by that platform.

Refunds are not provided for circumstances beyond TripForth's control, including, but not limited to, weather, road or snow conditions, power outages, wildfires, natural disasters, or activity or event cancellations. Travel insurance is strongly encouraged.

4. ARRIVAL & DEPARTURE

Arrival Time

Check-in is any time after 4:00 PM. Early arrivals may be arranged based on availability and the housekeeping schedule but are not guaranteed. Additional fees may apply. Guests must contact TripForth in advance to request early check-in. Unless prior arrangements have been confirmed, Guests should not arrive at the property before the scheduled check-in time.

A Pre-Arrival email will be sent approximately 24 hours prior to arrival and will include check-in instructions, property details, access information, and contact information. Guests should monitor spam or junk folders if the email is not received.

Departure Time

Check-out is at 10:00 AM. Prompt departure is required to allow sufficient time for cleaning and preparation for incoming guests.

Late departures are not permitted without prior approval. Unauthorized late check-outs may result in additional charges.

Departure procedures may vary by property. Guests should follow the instructions provided or contact 888-811-7850 with questions.

5. PARKING

Parking is limited and varies by property. Additional parking may be available in designated overflow areas or by request. Guests should contact TripForth in advance if additional parking is needed.

6. SMOKING & PET POLICY

Smoking

All TripForth properties are non-smoking. Evidence of smoking or vaping inside the property may result in a minimum $500 remediation charge, plus any additional documented cleaning, deodorization, repair, replacement, or loss-of-use costs.

Pets

Pets are not permitted unless explicitly authorized in the reservation. Approved pet-friendly properties may require additional fees and adherence to property-specific rules.

Unauthorized pets may result in a $200 Unauthorized Pet Fee, in addition to any cleaning, remediation, damage, community or association fines, or other actual costs incurred. Guests are responsible for waste disposal and for keeping approved pets under control at all times.

Nothing in this section is intended to restrict rights relating to service animals or other assistance animals protected by applicable law.

7. TAXES

All rental rates are subject to applicable state and local taxes. Taxes are calculated at the time of booking and may be adjusted based on rates in effect at the time of occupancy.

8. TRAVEL INSURANCE

TripForth may make optional travel insurance available through a third-party licensed insurance provider. Travel insurance is optional but strongly recommended to help protect the Guest's vacation investment against certain unexpected events.

Coverage, eligibility, pricing, limitations, exclusions, cancellation rights, and claims requirements are governed solely by the applicable insurance policy and provider documents in effect at the time of purchase. Guests should review those documents carefully and direct insurance coverage or claims questions to the licensed insurance provider.

Travel insurance premiums are non-refundable except as expressly provided by the applicable insurance policy or law.

9. SECURITY DEPOSITS & DAMAGE RESPONSIBILITY

As part of the reservation, Guests may be required to provide a security deposit or purchase Damage Protection Insurance, as disclosed at booking. Security deposits are charged prior to arrival and refunded within 30 days after departure, pending a satisfactory property inspection and subject to any authorized deductions.

TripForth reserves the right, as permitted by this agreement and applicable law, to charge the Guest's credit card for damages or losses caused by the Guest or their invitees, including excessive cleaning, repairs, replacements, service calls, fines, or associated costs.

If Damage Protection Insurance is purchased, TripForth may submit claims to the applicable provider for covered damages. Items not covered by the policy, including claims denied by the provider, remain the Guest's responsibility.

By accepting this agreement, the Guest authorizes TripForth to charge the credit card on file for amounts properly due and not covered by a security deposit or applicable insurance.

10. ITEMS LEFT BEHIND

TripForth is not responsible for personal property left behind. Guests should thoroughly check the property before departure.

· All shipping costs are the Guest's responsibility.

· A minimum $35 handling fee will be charged before the team searches for a requested item and is non-refundable even if the item is not found.

Management assumes no liability for the condition of returned items. Reasonable efforts may be made to contact Guests regarding found property, but TripForth and property management are not responsible for lost, stolen, or abandoned items.

Items not claimed within 30 days of discovery may, at management's discretion, be donated, disposed of, or otherwise handled without further notice, subject to applicable law.

11. PROPERTY & AREA INFORMATION

Information regarding accommodations, amenities, and the surrounding area is available at TripForth.com.

Starter supplies are provided but are not replenished during the stay. Guests are responsible for additional items needed.

12. GUEST RESPONSIBILITIES

Guests agree to:

· Follow all property, community, association, and local regulations.

· Adhere to occupancy and parking limits.

· Maintain the property in good condition.

· Properly dispose of trash.

· Secure the property upon departure.

Failure to comply may result in additional charges or termination of occupancy without refund, as permitted by applicable law.

13. GUEST OCCUPANCY & CONDUCT

Occupancy may not exceed the property's stated maximum occupancy. All overnight occupants must be included in the reservation or otherwise approved by TripForth.

Visitors must comply with property and community rules and may not cause the property to exceed occupancy, parking, or use restrictions. Additional or unauthorized occupants may result in charges and responsibility for damages, disturbances, excessive cleaning, or applicable fines.

The property may not be used for parties, events, or gatherings without prior written approval. Excessive noise, illegal activity, or disturbances are prohibited and may result in termination of occupancy without refund and additional charges.

Changes to the number of overnight guests must be reported prior to arrival.

14. RIGHT OF ENTRY

TripForth, the property owner, and their authorized employees, contractors, or service providers may enter the property when reasonably necessary for emergencies, maintenance, repairs, inspections, safety concerns, protection of the property, or other legitimate management purposes, subject to applicable law.

15. PROPERTY UNAVAILABILITY

If the reserved property becomes unavailable or uninhabitable due to circumstances beyond TripForth's reasonable control, TripForth may, when reasonably available, offer comparable alternative accommodations. If suitable alternative accommodations are unavailable or declined where permitted, TripForth may cancel the reservation and provide the refund or other remedy required by the applicable reservation terms and law. TripForth is not responsible for consequential or incidental costs arising from circumstances beyond its reasonable control, subject to applicable law.

16. LIABILITY & INDEMNIFICATION

For purposes of this section, 'Agent' means TripForth, 'Owner' means the owner of the rental property, 'Guest' means the primary renter, and 'Premises' means the reserved rental property.

INDEMNIFICATION AND HOLD HARMLESS. Guest agrees to indemnify and hold harmless the Owner and Agent from liabilities, theft, damage, costs, or expenses, including reasonable attorneys' fees, arising from or related to claims connected with the Guest's use and occupancy of the Premises, including claims for personal injury, property damage or theft, or infringement of intellectual property rights, except to the extent caused by the gross negligence or willful misconduct of Agent or Owner.

Neither Agent nor Owner provides any warranty except as expressly stated in these Terms & Conditions. This section should be reviewed and interpreted subject to applicable law.
